Before you start shopping, we’ll introduce you to a top mortgage specialist who can help you get pre-approved. This step sets your budget, strengthens your offers, and saves you time by focusing only on homes you can comfortably afford.

We’ll work with you to narrow down your must-haves, nice-to-haves, and preferred locations. We’ll also set up a custom search that alerts you the moment matching listings hit the market—so you never miss an opportunity.

Define Your Search

As we are about to get into serious home shopping, we’ll take a relaxed tour of a few carefully selected properties—usually around six—that fall within your budget and fit your general criteria.
This isn’t about finding the one just yet. It’s a chance for both of us to learn—about the market, about your true priorities, and about what value looks like in your desired neighborhoods. We call this step market education.
After our tour, we’ll track these homes together—monitoring how many offers they get and what they ultimately sell for. This gives you a real-time, real-world sense of what homes are going for in your target areas.
With this insight, you’ll be confident and ready to move on to the next step: searching for your future home with clarity and purpose.

Here’s where things get exciting. We’ll schedule private showings and tours so you can explore homes in person and get a real feel for what fits. We’ll also point out red flags, potential upgrades, and opportunities that others might overlook.

Start Touring Homes

Found “the one”? We’ll help you prepare a competitive offer that protects your interests and aligns with the market. We’ll walk you through every clause, explain your options, and submit everything on your behalf.
Step 6:
Make an Offer

Once your offer is accepted, we move into the conditional period—if the market allows it. In balanced or slower markets, this often includes financing, a home inspection, and sometimes an appraisal.
We’ll coordinate all the details, keep you updated, and make sure everything moves forward smoothly. In hotter markets, where conditions may be limited, we’ll help you prepare and protect your interests as much as possible.
