Local insights from someone who lives, works, and raises a family here.
If you’re thinking about moving to Pickering, you’re certainly not alone.
Over the past several years, we’ve helped buyers relocate here from Toronto, Scarborough, Markham, Vaughan, Richmond Hill, and many other parts of the GTA. Some were searching for more space. Others wanted better value. Many simply felt ready for a lifestyle that offered a little more balance without completely disconnecting from the city.
What’s interesting is that most people arrive with a certain perception of Pickering, only to discover the reality is often quite different.
As someone who has spent years helping families buy and sell throughout Durham Region—and who also calls Pickering’s Dunbarton community home—there are a handful of things that consistently surprise people once they actually start living here.
These aren’t necessarily things you’ll find on a listing sheet. They’re the kinds of observations clients often share months after moving in when they say, “I wish someone had told us that before.”
1. Pickering Feels Closer To Toronto Than Most People Expect
One of the biggest misconceptions we hear is that Pickering feels “far away.”
In reality, many first-time visitors are surprised by how connected the city actually is. Between Highway 401, Highway 407, and GO Transit, getting around the GTA is often easier than people anticipate.
We’ve had clients move from parts of Toronto and find that their commute changed very little, while their quality of life changed significantly. Instead of returning home to congestion and limited green space, they found themselves surrounded by parks, trails, larger lots, and neighbourhoods that felt more connected.
For many buyers, Pickering stops feeling like a compromise and starts feeling like an upgrade.

2. Every Pickering Neighbourhood Has Its Own Personality
One mistake buyers often make is assuming all of Pickering feels the same.
It doesn’t.
One of the reasons we encourage buyers to spend time exploring different pockets of the city is because each neighbourhood offers a different experience.
Dunbarton is known for its mature trees, established homes, and strong community feel. Bay Ridges offers a unique waterfront atmosphere. Amberlea remains popular with families, while West Shore appeals to many buyers looking for larger lots and proximity to the lake.
Over the years, we’ve seen buyers completely change their minds once they begin touring neighbourhoods. Sometimes they fall in love with an area they hadn’t even considered when they first started their search.
Finding the right neighbourhood is often just as important as finding the right house.

3. The Waterfront Becomes Part Of Everyday Life
One thing that surprises almost every buyer we work with is the waterfront.
Most people know it’s there. They’ve heard of Frenchman’s Bay or visited once during the summer. What they don’t always realize is how much of a lifestyle feature it becomes once they live here.
The Waterfront Trail, Rotary Frenchman’s Bay West Park, Millennium Square, Nautical Village, and the marina aren’t simply places people visit occasionally. For many residents, they’re part of everyday life.
My own family spends a lot of time biking along the waterfront trails throughout Pickering and Durham Region. Living in Dunbarton, it’s one of the things we appreciate most about the community. What starts as a nice feature on a map often becomes one of the reasons people genuinely love living here.
Many buyers initially focus on the home itself. Six months later, they’re talking about sunset walks, waterfront bike rides, and spending more time outdoors than they ever expected.
4. You’re Buying More Than A House
When most buyers begin searching, they’re naturally focused on the property itself.
Bedrooms.
Bathrooms.
Square footage.
Lot size.
While those things matter, one of the biggest lessons we’ve learned after helping hundreds of buyers is that people often end up valuing the lifestyle more than the home itself.
They discover new parks. They become regulars at local businesses. Their children make friends in the neighbourhood. They spend more time outdoors and become more connected to their community.
The house is important.
But what happens outside the front door often becomes even more meaningful over time.
For buyers who are just starting their journey, our Complete Home Buying Guide provides a step-by-step overview of what to expect throughout the process.
5. Community Still Matters Here
This might sound simple, but it’s something we hear repeatedly from people after they’ve moved to Pickering.
People know their neighbours.
Kids still play outside.
Community events are attended.
Local businesses are supported.
As Durham Region continues growing, Pickering has managed to retain much of the community atmosphere that attracted people here in the first place.
That isn’t something you’ll see listed on MLS.
But it’s something many families notice almost immediately after moving in.
And for people coming from busier urban environments, it can be one of the most refreshing parts of the transition.

6. Pickering Continues To Grow And Evolve
If you haven’t visited Pickering in several years, you’ll likely notice significant changes.
New developments continue being built. Businesses continue opening. Infrastructure continues improving.
The city has evolved considerably over the past decade, and many buyers view that growth as a positive sign for both lifestyle and long-term value.
What’s encouraging is that much of this growth has happened while preserving many of the things residents already love about the city, including access to the waterfront, parks, and recreational spaces.
We regularly discuss local changes and emerging trends in our Durham Market Updates, which can be a great resource for buyers looking to stay informed.
7. Schools Matter More Than Many Buyers Realize
Even buyers without children often end up paying attention to schools.
Why?
Because schools influence neighbourhood demand, future resale appeal, and the overall makeup of a community.
For families, understanding school options can become a major factor in narrowing down neighbourhood choices. For others, it simply becomes part of evaluating long-term value.
Every family’s priorities are different, which is why understanding the community surrounding a property is often just as important as understanding the property itself.
Many clients also spend time getting to know Our Team and Local Approach before deciding which communities might be the best fit for their lifestyle goals.
8. Not Every Part Of Pickering Offers The Same Lifestyle
There isn’t one single “Pickering lifestyle.”
Some neighbourhoods offer easier access to the waterfront.
Others prioritize commuting convenience.
Some are highly walkable, while others are more car-oriented.
Some buyers want mature neighbourhoods with large trees and established homes. Others prefer newer developments and modern layouts.
That’s why we always encourage buyers to spend time exploring communities in person.
A neighbourhood that feels perfect on paper may feel completely different when you walk through it.
Likewise, a neighbourhood you never considered might quickly become your favourite.
9. The Best Value Isn’t Always The Lowest Price
One of the biggest mistakes buyers can make is focusing exclusively on purchase price.
Over the years, we’ve seen many situations where spending slightly more resulted in significantly better long-term value.
That could mean:
- a stronger neighbourhood
- better schools
- easier commuting
- greater future resale appeal
- closer proximity to parks and trails
Real estate isn’t just about finding the cheapest option.
It’s about finding the right fit for your lifestyle today and your goals tomorrow.
And while purchase price matters, understanding all the costs involved is equally important. That’s why we created our guide covering The True Cost of Buying a Home in Ontario.

10. Most People End Up Loving Pickering More Than They Expected
This is probably the biggest surprise of all.
Many buyers initially view Pickering as one option among several communities.
Then they spend time here.
They walk the waterfront.
They tour neighbourhoods.
They explore local parks and trails.
They meet residents.
And somewhere along the way, it starts feeling less like a possibility and more like home.
Honestly, that’s one of the most common conversations we have with clients after they’ve moved.
They expected to like the house.
They didn’t expect to love the community quite as much as they do.
Thinking About Moving To Pickering?
Buying the right home is important.
Finding the right community is equally important.
